Step-By-Step Guide to Build Your Own House

Housing prices have been moving steadily downward, although it’s predicted they will start to climb again in 2020. Unfortunately, even with the decline in prices, many properties are still too expensive for first-time buyers, or even those trying to increase the size of their homes.

This has led to an increase in the number of people building their own homes, something that has been traditionally a popular option. It can save you a lot of money and give you the house of your dreams. However, it is essential that you understand every step of the process before you begin.

This will allow you to budget correctly and complete the build in the right timescale.

Step 1 – Find Your Plot

The first step has to be finding the right size plot, in the right location, at the right price. This can be challenging and you will almost certainly need to compromise on one of these key areas.

Don’t forget, you need constructible land and you’ll still need to seek planning permission, it’s best to use an architect to help you create and submit plans. This will ensure you don’t miss anything.

Step 2 – Consider Finance

It’s likely that you don’t have enough funds of your own to build your new house. That means you need to look into the best finance options. If you choose a specialist in construction finance you’ll find that payments are released to you in stages, corresponding to the build. This keeps the project simple for everyone involved.

Step 3 – Prepare The Foundations

You’ll now need to consider using specialist Labor hire, Sydney. You’ll need to dig the foundations and concrete the base. This needs to be done precisely, that’s why it’s best to get a little professional help.

Step 4 – Build The Outer Frame

With the foundations in place, you’ll be able to surprisingly easily erect the outer frame. You’ll have already decided what you’re going to build it from, it’s just a case of building it. The foundations give you a level base and the space you’ll be occupying. All you have to do is create the structure according to the architect’s drawings.

Step 5 – Electrics & Plumbing

Before you can go any further it’s a good idea to get all the electrics and plumbing in position, even if you’re not connected to the mains. Doing it at this stage means that all the electrics and plumbing can be hidden, allowing you to have clean lines inside and outside your home.

Top Tip: Always overdo the electrics, it’s easier than having to fit extra sockets in the future.

Step 6 – Drywall The Inside

With the house starting to take shape you can drywall the inside and slot all the sockets into position. This should be a straightforward task.

Step 7 – Insulate & Complete Exterior

Once the interior walls are in you can work outwards, adding insulation and then the outer walls. The frame of the rood will have been completed with the frame of the house but now’s the time to insulate this and get it tiled.

By the end of this stage, the house will look finished from the outside.

This is also the stage where you can add windows and doors, effectively creating a lockable box.

Step 8 – Entrance & Exit

As your home gets closer to being finished you’ll want to think about preparing the entrance and exits, this is so that you’re not walking through a building site just to get in and out of your home.

Think of all the dirt and debris you’ll be carrying with you. That’s why it’s a good idea to get your driveway built now.

Step 9 – Install Fixtures

The next step is to go back inside the house and start finishing the rooms. This means fitting the bathroom and kitchen appliances, getting the floors down, and doing any other necessary items to make your home almost liveable.

Step 10 – Finishing Touches

The final stage in the build is to finish your decorating, painting each room, and add personal touches, turning it from a house into a home. You can even start bringing your furniture in!

Step 11 – Final Inspection

To finish, just before you move in, give your house a final inspection. This will confirm that everything has been done properly.

This will ensure you know of any issues that need to be resolved and is especially important if you’ve used a builder, as they’ll be responsible for the finishing pieces.

Now enjoy!
