Leaks in Your Attic

When you suspect that you need a new roof, the first place you should look is on the roof. However, one of the easiest places you can go for confirmation is your attic.

Get a flashlight and crawl under the eaves. If you see light coming through the top of the house or water stains, this means that you have a leaking roof.

The Age of Your Roof

The home improvement records you have are your best friend when you’re trying to decide if you need to get a new roof. Your records will show you the last time your roof was replaced or reshingled.

Knowing this bit of information can assist you with knowing whether it’s worth investing in a new roof. Asphalt roofing shingles last up to two decades.

If your home improvement records are showing longer installation dates, it’s more than likely you will need a new roof.

Broken or Cracked Shingles

As mentioned before, checking the attic is a good place to start. However, your next step should be to actually check as many shingles as you can on the roof. Shingles should lie flat against the roof.

If you are seeing patches that look damaged or cracked then you may need a roof repair or a roof replacement.

While you’re checking your shingles make sure that you also take a look at your gutters and downspouts as well. If you notice that there are several granules in these locations it means that your roof is disintegrating.

Drooping and Sagging

A roof that is drooping and sagging needs to be replaced. Make sure that you check the surface for signs of rotting boards.

You should also lookout for signs of trapped moisture. If you see areas where there is trapped moisture and widespread rotting then you need a new roof.

A new roof can be costly. However, a roof is something you cannot live without and if the thought of having to spend all that money makes you feel uncomfortable, think about the fact that most roofs will last for decades.
